Delivery
Universities need to know that their accommodation will be delivered on time, within budget and to the highest standards - and our processes ensure this happens.
The key to our transaction structure with each university is that it is flexible and bespoke, based on our partner’s needs. Nonetheless, certain elements of the delivery process are common to all of our projects:
- UPP and the university discuss and agree the financial model, including facilities management (FM) requirements, utilities and allowances. UPP obtains all necessary funding
- We set up a special purpose company (SPC) to operate the project
- If it is an estate transfer, we take the existing accommodation on a long lease. If it is a new property, we will manage the specification, planning and building process to ensure delivery on time and to budget
- The SPC takes over the finished buildings and provides the agreed asset maintenance and FM services
- Throughout the process, our university partner retains control over the outputs and delivery. It carries no risk from either a financial or service perspective.
